BROOKLANDS NURSING HOME
SAUNDERSFOOT

Brooklands is a purpose built forty bedded nursing
home that specializes in the care of the elderly with mental health problems.
Also included is a five bedded, male only unit which caters for complex needs
and challenging behaviour. Their
aim is to provide a home where people would want to live, and not just to stay.
A home where experienced caring staff would ensure that all service users are
safe and comfortable, and where they are treated with respect, dignity and in
the way that staff would like to be treated themselves.

Mr Umanee called us in when one of the boilers in the main plant room started
failing.
Following an inspection by Gas Technical Services it was noted that both boilers
were in urgent need of replacement. However, there is never a good time
for a nursing home to be without hot water or heating and so it was up to Gas
Technical Services to come up with an action plan that would enable the scheme
to go ahead with the minimum of disruption. Following further close
consultation with Mr Umanee and Mr Mike Bridge it was found that not only were
the boilers not providing enough heat but the home was regularly running out of
hot water. In addition there was a third boiler feeding hot water and
heating to an annex and this boiler had been giving problems too. Luckily,
an external room had been created across a corridor from the original plant
room, and it was here that the new boilers were going to be sited. The old
plant room was going to become a plant room purely for hot water generation,
making two entirely separate systems.

The old plant room
The picture above shows the old plant room with 2 open flued boilers, both of
which were obsolete, with a third one fitted in the annex. hese two
boilers not only provided heating for the main home, but fed the two hot water
cylinder on the back wall. Cold water was stored in a series of 10 large
tanks in the loft, but the home had suffered from hot water air locking and
running out. Endless visits be endless different plumbers over the years
had not helped the situation either. The masses of pipework running
through the loft all needed to be traced and its function determined before any
work could start.
The New Heating System
For their reliability and performance we chose 3 No Vaillant EcoTec plus 637
system condensing boilers.

Hot Water System

Out went the old boilers and hot water cylinder along with plenty of redundant
pipe work and a host of cold water storage tanks in the loft. In went a
Lochinvar LG75CE direct fired gas water heater coupled directly to the cold
water mains and capable of producing 660 litres of hot water every hour at mains
water pressure.
Both other phases have now been completed, with the Installation of a second
Lochinvar water heater and the removal of three other boilers and the
replacement of them with two high efficiency Vaillant EcoTec Condensing Boilers.
